Once the design and conception phase is completed, the project enters the phase of construction analysis which comprises various elements, including :

Preparation of the Tender Documents, known in France as ‘Dossier de Consultation des Entreprises’ (DCE)

Preparing the contractual and technical specifications, known in France as ‘Cahiers des Charges Administratifs et Techniques’ (CCAP - CCTP)
-
Producing detailed Bill of Quantities, referred to as ‘Décomposition du Prix Global et Forfaitaire’ (DPGF)
-
Launch of RFQs and tenders, including full analysis and reporting on receipt of offers
-
Readjustment of the construction budget, as and if necessary
Assistance with Contract Awards
We will advise and assist the Client with the decision on choice of contractors, following which, we will prepare all contractual documents for the award of contract and formal agreements.

SCW
SUPERVISION OF CONSTRUCTION WORKS
Once the contracts are awarded and signed by all parties, the Supervision of Construction Work stage will begin and entails:

Checking execution drawings and documents, as well as the works in progress, in line with the project design and specifications

Ensuring contractors submit correct and compliant documentation and conduct periodical compliance audits

Issuing all necessary written instructions and directives for the proper execution of the works

Conducting surveys, provide reports and issue resolution

Organising, directing and minuting weekly site meetings
-
Assisting the Client in the event of a dispute over the settlement or execution of the works

Assisting the Client during the snagging and final certification phase
-
Provide financial follow-up through monthly accounts, payment requests and certificates, advance payment management, final certifications, general project financial management services...

FPM
FULL PROJECT MANAGEMENT
The Full Project Management service sees us intervening as early as the design stage, in close collaboration with the Client and his Architects, on all aspects of the project (economic, administrative, financial and technical).
We will provide, amongst others :

Budget estimates of the works at various stages of the project

Written documents and drawings (excluding architect plans) needed for the project’s preliminary phases

All necessary schedules (financial/design/product selection/execution)

Monitoring of execution plans and documents drawn up by the various consultants on the project

Once the project is finalised and works are underway, it is necessary to ensure that these are in accordance with the drawings and specifications on which they are based. We will :

SCHEDULING STEERING
& COORDINATION
The Scheduling, Steering & Coordination service consists of the dynamic analysis and update of the project timeframe and schedule. It starts before the works commence on site and continues until the snagging is completed, all certifications of compliance issued, and the Client is handed the keys to his property.
